How a Figure Gets Worked Out

Describe the opening on the phone and you get two things back before anybody drives anywhere: what kind of job it probably is, and what would turn it into a bigger one.

A scope classifier, not a quotation. Where a figure is given, it is given on the phone for a described opening, against that scope.

Estimating starts on a call because the deciding facts surface in conversation rather than in a photograph. A picture shows a door. It does not show whether the frame is plumb, whether the leaf still sits flat, whether the closer was ever sized for the opening, or whether a new floor took the undercut out of tolerance.

Nothing is charged for the conversation. Where a visit is needed to price something properly, the visit is quoted before it happens and you agree to it first.

Where the opening is, roughly what traffic it takes, and what it has started doing. That is enough to sort it into a category and to say what would move it out of that category into a larger job.

Where the figure actually comes from

  • Whether the frame falls inside the scope. This is the single largest variable and it is the one people are most often surprised by.
  • Whether the assembly carries a fire label, which restricts what can be done and what parts are permitted.
  • Hardware grade. Rebuilding a Grade 1 exit device and replacing a Grade 3 one are different orders of work.
  • Whether the opening can be worked on while the building is in use.
  • Lead time on anything that has to be ordered — finishes and labelled leaves being the usual culprits.

Why there is no price list on this site

The same symptom spans an enormous range

'The door does not latch' covers a strike that needs moving three millimetres and a frame that has to come out of a masonry wall. Both are common. A published figure would be right for one and badly wrong for the other, and the person it was wrong for would be the one who called.

Hardware pricing moves and it is not ours to publish

Closers, exit devices and locksets are distributor-priced and those prices change. Any figure written on a website in one quarter is stale in the next, and stale figures on a page tend to be defended rather than corrected.

The smaller first fix is frequently the expensive route

Shimming a hinge on a door whose frame has moved buys about six weeks. It is genuinely the smaller job and it is genuinely the wrong one. Publishing the smaller number invites choosing it.

You should be able to price it against somebody else

Parts get named. If you would rather buy the closer yourself and have us fit it, or take the whole job to another contractor with a proper description in hand, that is a reasonable thing to want and you will leave the call able to do it.
